A modern Class A warehouse and production facility with a total area of 23,800 m², available on a BTS (Build-to-Suit) basis, with the option to customize the facility to the tenant’s specific needs. The project is being developed in the immediate vicinity of the Gorzów Wielkopolski metropolitan area, just 1 km from the S3 expressway, providing excellent conditions for logistics, manufacturing, and distribution operations. The facility can be divided into four independent modules ranging in size from approximately 4,800 m² to 7,000 m², allowing for flexible adaptation of the leased space to the company’s needs. The warehouse has a height of 10 m, a reinforced concrete structure, and an industrial floor with a load-bearing capacity of 50 kN/m². Standard features include: • hydraulically adjustable loading docks (1 dock per 500 m² of space), • ground-level gates, • a sprinkler system and fire alarm system, • CCTV monitoring and access control, • energy-efficient LED lighting, • a building management system (BMS), • a photovoltaic system with energy storage, • parking for passenger cars and trucks, • electric vehicle charging stations, • modern office and common areas equipped with air conditioning and a LAN network.
